Here's the nitty gritty because we know....
ACREAGE:
6.3 essentially flat usable acres. Nothing is wasted. All space is utilized.
The pastures are fully fenced and cross-fenced. The entire place is fenced for predators
with a 6-foot no-climb woven wire fence.
Pastures have been manured and mowed for several years as part of a rotational grazing system.

Wiring updated to 400-amp farm service with 200-amps to the house.

ELECTRICAL:
The property has completely updated electrical service. 400 amp main service, with 100
amp service in the out buildings. The house has 200 amp service. A new power pole was
installed in 2006. Property is on Pacific Power.
PLUMBING:
In 2006, a new water line was installed out to the city meter at the street. Water lines run
to the pastures. The Dairy Barn has hot water in the washing room. The Garage has hot water
in the Craft Kitchen, the Apartment, and the outside wall on the east side of the building. The
dairy sinks and drains are still in place in the Dairy Barn. There is a new commercial-size septic
tank for the Garage bathroom, which was required for the commercial kitchen license.
All buildings have steel rain gutters, most linked to the underground drainage system.
